Once the nuts have produced their first leaves, repot them in a loamy, humus-rich soil. Place the young plants in a warm position, and 10in (25cm) or more of growth can be achieved during the first season. Just prior to the first frosts, put the pots in a cold greenhouse or a light, unheated shed. The following spring, remove them from the pots and plant them outside in a sunny, warm position with good soil and plenty of drainage where they can continue to grow in a healthy fashion. A mix of male and female plants should result; you need at least one of each to produce fruit later. Remember the Ginkgo tree can reach 130ft (39m) in height with a lifespan of hundreds of years (trees up to 1,000 years old have been recorded). If you are in the market for a run in shed or a portable equine barn, I hope, the information and guidelines provided below will be of benefit not only to you, but also to your horses or other animals you are acquiring the shelter for. By following these recommendations you will make a wise investment in a properly built Equine Shed to last you for many years.

What to look for in a properly built Run In Shed or a Portable Horse Barn:

1. Base Of The Barn - To protect from rotting and termites, it is essential that your Horse Shed is built on top of pressure treated base in order to withstand many years of ground contact. The treatment of timbers used in the shed base must be specifically for ground contact. Recommended size of sill plates is 6"x6" and recommended treatment of sill plates is either ACQ .40 or any other treatment made for ground contact.

2. Wall Framing - Solid & well built wall frame is very important for the longevity of your horse barn or shed. Recommended materials to be used in wall construction is either Oak or Yellow Pine. Barn with wood siding generally stays several degrees cooler during summer heat & stays several degrees warmer during the winter. Wood siding is more dent resistant compared to metal siding and more look appealing. The only disadvantage of wood siding is its periodic maintenance, such as staining or applying wood sealer for better wood protection.

4. Kickboards - Either 1x8 rough-cut oak or 2x8 or 2x6 T&G yellow pine kickboards may be used inside the stalls. Make sure all the kickboards are at least 4' high.

5. Barn Roof - The roof must be engineered and built to withstand the snow load or wind rating for the area you live in. For run in sheds up to 12' in depth, 2x4 rafters set at 16" on centers are sufficient in most cases. If you live in northern states, 2x6 rafters are recommended to withstand heavier snow loads. 2x6 or even 2x8 rafters recommended on wider run in sheds and barns.

6. Roofing - A good quality roofing material properly applied, is also essential for longevity of your horse barn. Two different materials widely used are metal and asphalt shingles. From our prospective, asphalt shingles are a better choice for your horse shed, since metal is generally noisier during rain and might scare off some horses.
Metal will also keep your barn hotter during summer and cooler during winter compared to asphalt shingles. But metal roof might be a good choice for very windy or hurricane prone areas. If building or purchasing a barn with metal roof, make sure to use double bubble insulation (also known as condensation barrier) under metal. When choosing a barn with asphalt shingles, whenever possible pick shingles with a higher rated warranty. Shingles with higher rated warranty such as 30 year architectural shingles are thicker, heavier, look nicer and usually have at least 20 mph. higher wind rating, meaning they will withstand stronger winds compared to standard 25 year 3-tab asphalt shingles. 8. Dutch Doors - All of the Dutch doors must be built sturdy enough to withstand powerful kicks of horses. All the hardware such as door hinges, latches and chew bars (cribbing angles) must be heavy duty and preferably powder coated. One important thing to consider, is the length of door hinges. The longer hinges will better protect the doors from sagging. We recommend 20" heavy duty barn hinges for Dutch doors. Smaller hinges may be used on regular entrance doors.

Sometimes I wonder how these large animals can get through such small holes in our homes and into our attics and crawlspace's. A few years ago, I was working on a home that had water damage to the siding that needed to be fixed. The homeowner of course didn't want anymore water damage and this required repairing roof, the original cause for the siding damage.

When I bid the job, I had no idea what I was about to run into. The first day on the job, went smoothly as I repaired some damage fascia board, but the next day I was in for a surprise, as I removed the damaged siding, I found what looked like dog poop in the attic.

I was looking around in the attic and trying to figure out how a dog could of got up there. I know that I shouldn't have, but I walked around the home inspecting it for a large hole, any holes, something that a small dog could have wiggled his way into. I got my latter off of the truck and then went on the roof, trying to find a place where a dog could have got into the attic.

I couldn't find any holes and after wasting about an hour, I decided it was time to get back to work and since the homeowner wasn't there, I couldn't show him my new findings or ask him any questions. I cleaned up the mess and repaired the water damaged siding, but in the back of my head I kept thinking about how in the heck a dog got up in the attic.

To make a short story even shorter, when the homeowner arrived home that day, I showed him my findings and he informed me that he didn't have a dog. He did however inform me that he has been hearing something walking around in his attic for about a year now. He had a pretty good idea that they were raccoons.

I told him, that I had inspected his home and only found one small hole on top of his roof underneath the roof eave, but there's no way that a small raccoon could fit through that hole. He told me that you would be surprised, what these animals were capable of squeezing into and out of.

Are Resistance Piers Right For Your Home?

The resistance pier belongs to a family of foundation repair products that are sometimes referred to as micro piles, push piers, or steel piers. These foundation repair products are driven hydraulically into the soil using the structural weight of the building as a reaction force.

A friction reduction collar is attached to the lead section of pier pipe. The purpose of the collar is to create an opening in the soil that has a larger diameter than the pier pipe. This dramatically reduces the skin friction on the pier pipe as it is driven into the soil and allows the installer to load test and verify that the pier encountered firm bearing stratum or rock that is suitable to support the design load.

A building with substantial construction and rigidity can develop greater pier factors of safety than a weaker structure. A quality resistance pier system, incorporating a synchronized lifting system, is the first step towards fixing your structures failing foundation.

Clean Your Gutters for Spring

Spring-cleaning does not have to be restricted to indoor chores. If you own your property or are renting a home, it is a good idea to inspect the outside of your house and perform the annual maintenance chores that will keep it in good shape. One of the most important tasks facing you is cleaning your gutters. Dont let fall leaves and wind-blown debris pile up in your gutters, because when the spring rains hit, there could be a backup that might cause excessive dripping, especially after winter thaws. This drainage can trickle under the roof and become a leak in your ceiling, or make a path down the side of the exterior and leach into your basement to cause damage there. It may be hard to believe, but a handful of clogged leaves or twigs or an out-of-place birds nest can create major problems requiring expensive repairs.

The best time to clean your gutters is in early spring, but any time during the year is fine. Plan your work for a good-weather day. Check the forecast and start early in case it starts to rain later. Assemble your tools and equipment first. You will need a sturdy stepladder, a trowel, a hand-held leaf blower or a rake, along with gloves to protect your hands.

Secure the ladder in a stable, level area near the house. Check to make sure it wont slip. Wear sturdy shoes that will help to keep your balance while on the ladder. Take the rake with you and climb as far as you need to in order to reach the gutter. Use your hand-size rake to gently loosen mud, debris, and leaves from the gutter, taking care not to push too forcefully, which could cause breakage. Use your leaf blower as needed to scatter collected foliage. Remove as much as you can. Then carefully descend the ladder, move it a few feet to the right or left, and repeat the process until you have cleaned all the gutters along the roof.

Aim to spill the debris into a central pile below, on the ground, if possible. You might want to lay out a large, disposable tarp for this purpose. Then simply wrap it up when you are done, and discard it in the trash. Or you can use a permanent, re-usable tarp by gathering the debris with a shovel or rake and bagging it for the trash or transporting it by wheelbarrow to the compost heap, if you have one. Then clean off your ladder and tools, putting them away where you can easily find them the next time a task of this sort comes along.

If several tall trees overhang your roof, you may need to clean the gutters several times a year to prevent leaf and twig buildup. Those who are wary of heights or who lack the proper tools should hire an experienced worker to do the job for them. If you live in a moist climate in the winter and a dry climate in the summer and you have exterior wood beams exposed to these elements. You could develop wood beam problems over time. If wood beams are properly maintained and painted often they could last for a long time. Wood beams can last many years if properly taken care of.

Exterior wood beams that are used to hold up roofs, patios and decking can suffer from wood rot if not taken care of. Let's take for example a wooden beam located in a patio holding up a section of a large roof. The span of the roof being is only 10 feet long. As we look at the exterior wood beam. Beam replacement should be left to professionals. This is not often as easy as it looks and could create a safety hazard if not done properly. I have seen beams replaced by homeowners or handyman and the damage that was done after the repairs, was worse than just leaving the beam alone in the first place.

The biggest problem with exterior wood beams is that they are usually holding up large amounts of weight. If the beam is removed without the proper bracing and shoring of the roof or floor area you could have a larger problem than you started with.

Exterior beams over time seemed to develop large cracks or splits in dry weather. These large cracks and splits weaken the structural strength of the beam adding more stress to the beam itself leading to structural failure eventually.

Extreme climates where temperatures very over 40 in one day seem to suffer the most damage to exterior wood beams that are not properly maintained. Beam maintenance will require painting and keeping moisture away from them.

Be aware of structural beams in or around your house. A little painting now and then can save you thousands of dollars over the life time of your house.

Choosing a Home Renovation Contractor

So you've decided that you want to renovate your house. Great, there is no better way to create a home that reflects your tastes and style than renovating your own home.

Home improvements can raise the value of your home and create a better lifestyle for you and your family.

Planning home improvements generally fall into two categories. There are the Do It Yourself home improvement projects where you supply all the work. Then there are the home renovations where you hire a contractor(s) to complete the work for you. We will focus on the second type of home renovation.

The best place to find skilled contractors are referrals from family or friends that have had similar work done to their own homes. You can also use one of the on-line services that will refer pre-screened contractors for your project. Make sure to check with the Better Business Bureau under the company and personal name of the business owner for anyone that you are considering.

Before you even get to the bidding process you need to call and verify that each contractor has workman's comp, property damage and personal liability insurances. They should also be licensed as needed for the work they are doing. Make sure that they understand that if they are requested to bid they will need to present proof of this information and that all work must be to local building codes.

Next step is for you to whittle down your list to the best three or four possibilities. You do this by requesting at least three referral names and phone numbers for completed work that is similar to your project from each potential contractor.

Don't be shy about asking each referral for a chance to see their finished renovation work. Ask questions about the timeliness of the project and whether it was completed on budget. Most people will be happy to share with you and may even have a couple of good ideas to pass along.

When you are planning a home renovation project probably no other words form in your mind with a BIG dollar sign next to them as much as those two simple little words: Building Codes.

Depending upon your project you might find yourself dealing with inspections for foundation, framing, electrical, plumbing, roofing, heating and air conditioning. I used a company called Service Magic to find a local heating and air conditioning contractor. All I had to do was go on the internet , type in some information about my self and what I wanted to have done to my home. This didn't seem that bad of a idea at the time. But look what I found out.

I went to their web site, filled in my information and with in minutes I had received the names of at least 4 contractors. Wow this is neat. I didn't even get to start calling any of them when my phone rang. It was one of the contractors secretaries. She introduced herself and asked what would be a good time for someone to come out to look at the work I wanted done.

I was surprised at the speed things were taking place but in a way glad that I had a reputable contractor from one of the largest construction referral services on the internet. I told her 10:00 would be fine. I got a call shortly after that from one of the other companies. He wanted to meet me that mourning at 8:00 if it was Ok with me. I told him of course, let's do this. Then the next one called and I thought great you can come at 1:00. Well you guessed it the next one was coming over at 2:30.

The first contractor showed up as scheduled at 8:00. We talked about what I wanted done and he whips out his note book and starts figuring out a price. This took place around 15 minutes into the meeting. This guys good I thought. Being a General Contractor in Carlsbad myself, for a job like this I would go back to my office and figure out a price and then double check my figures for a accurate estimate. It took this guy less than 5 minutes to create a proposal of around 10,700 dollars for every thing.

Well I was thinking to myself, the job should be around 7,000 dollars but what do I know about construction. I informed him that I would think about it and that I was going to meet with a couple of other contractors that day. He ask me who the other contractors were. I proceeded to tell him that I probably shouldn't tell him who they were. Well your not going to believe this. He put on his physic hat and told me who was coming over. The only thing he didn't know was what time they where coming over.

Oh I forgot to mention before he left he told me he would knock ten percent off the job if I signed the contract right now. I pretended like I was excited just to see his reaction. He looked at me like he had won the gold metal in sales. I told him thanks but I bet your new offer with the ten percent discount will be good for the next few day. Right I asked. He wasn't looking that excited any more as he replied with a Yes it will be good for a while. I thanked him and he went on his way.

My 10:00 never showed but his secretary gave me the old, " He had to go do a emergency job and could he reschedule tomorrow at the same time. I said that would be fine. As a contractor myself I have always put the work I had to do first and foremost.

About 12:30 I get a call from my next heating and air conditioning contractor. He is running late but will be there at 1:30. I appreciate the call and I will see you then. The only problem now is that I have another contractor coming at 2:30. That give the next contractor less than one hour before the next guy shows up. I never liked going over to someone's house and running into another remodeling contractor.

The next contractor was very informative and knew his stuff. I listened and learned. He told me he was going to have to go back to his office and would have a price back in the mourning. Great I told him as I hurried him out the door.

The last contractor of the day shows up and wants to know whose been over to the house, was it these guys or those guys. I told him I wasn't going to tell him who was over. Now this guy was a salesman. He did a little more probing before he let me in on the fact that his company doesn't do complete home installations. He made up some story that his company only replaces the forced air units. I could tell he didn't want to do the job once he found out I knew what I was talking about. So I said my good byes to Mr. Salesman.

The bad part about him was latter on that week his company sent us some mailers. The kind that doesn't have your name on it and everyone in the neighborhood get's one. I couldn't believe my eyes when I started to read this letter. It said we would be glad to give you an estimate on all your heating and air conditioning needs or services. " We Do Complete Installs". I told my wife we could have used this a few weeks ago. Then I recognized the name of the company and now knew that the salesman had lied to me for sure.

That night I started to think about what was going on here it seemed like I was being set up. Everyone knew what was going on but me. It seemed clear to me that these people knew each other.

Well as time went on we ended up hiring the first guy that came over. He seemed to have the best product at the most reasonable price. His company also did a great job. Keep one thing in mind here out of five contractors that I gave the opportunity to bid the job. Only three showed up and from them I only got two bids. Why didn't I get more bids? Quite frankly I was to busy working at the time and of course the other two guys were always going to show up and that kind of strung me along. My mistake.

Here's the kicker to all of this. Service Magic calls me up one day to tell me they would like to start sending me construction leads as a General Contractor.

I listened to what they had to say and was almost ready to sign up with them again. That's right, I was signed up with them when they first started until they changed the rules on me. The salesman that originally contacted me said if I paid them the 100 dollar sign up fee they would let me pick what jobs I wanted to do. That lasted about 5 months before I noticed that they were not sending me siding referrals to pick from. I called them up only to talk to someone who didn't understand the State Of California Contractors Licensing Board.

Well I wasn't about to reinvent the wheel. I simply told them that I should a least get my money back, right. They said they would look into it further as I never heard from them again about my 100 dollars. Well things have changed at Service Magic since I was with them when they started.

Safe Stair Construction - Stair Building Tips

As a general rule of thumb in stair building the sum of the tread and riser should equal around 17 1/2 inches. This is a general rule of thumb for a comfortable, easy to walk up and down set of stairs.

For example if your stair tread is 10 inches and the stair riser is 7 1/2 inches you have a comfortable stairway. Walking up and down a stairway using this formula creates a comfortable set of stairs. The next time you walk down any uncomfortable set of stairs measure the stair tread and riser. You will be amazed at what you'll find.

For public stairs or heavily used stairs this method will become one of your best friends. On public stairs you have liability issues and of course lawyer issues if you are the owner of the building. If you are not building a safe set of stairs that meets your local building codes standards you could be in for a whopping financial nightmare.

Building safe stairs as a contractor is your obligation to society. I don't know how many times I come across a loose stair tread or a broken hand rail. One of the biggest problems I find is in the poorer neighborhoods you come across some major construction problems and safety hazards. I never have been able to figure out why a building owner would not want to protect himself financially and the people that occupy and use his buildings safety.

Here's something you need to avoid when using the stair building general rule of thumb. This rule of thumb does not apply to good to an 8 inch tread with a 9 1/2 inch stair rise. You don't want to be building a latter you want to be building a safe set up stairs.

The maximum stair rise you can use for most building codes is 8 inches. You will not find the stairway to comfortable with a 9 1/2 inch stair tread and an 8 inch riser. If you have no choice and are cramped for space and you can't redesign this stairway to fit in the house or building then at least make sure you have a nice sturdy grip able stair hand rail.

This formula works great when you are working with exterior landscaping and you have a long run of stairs with a small rise. For example: if you have a 14 inch stair tread and you use a 4 inch riser this will lead to a comfortable step.

Look for stairs in your neighborhood or around some apartment complexes that don't follow these rules and have 16 inch stair treads with 7 inch risers. You will find yourself taking two steps on the stair tread on every other step and it is not a real comfortable stairway.
