The Importance of a Home Inspection

First off, for all of those whom do not know, a Home Inspection is where a person or persons hire a Professional Inspector to inspect a property in which they have interest in no matter if they are on the buying side or selling side of the transaction. The majority of the times Home Inspections are ordered by the Buyers of a property but over the last couple of years Sellers have been getting inspections to help market their property for a quick sale.

Buying a home is a decision which is probably the most expensive decision most people will make in their lifetime. Unless one is familiar with all of the different phases of what is involved in the entire construction process, that decision to buy a home could be a very costly mistake. We are talking thousands of dollars or even hundreds of thousands of dollars just because the home was bought on emotion. That is why the Home Inspection is so very important.

Lets briefly run through the entire real estate transaction of a young couple buying their first home and they don't get their new home inspected.

Young Couple meets Real Estate Agent and tells the agent the size and type of property they would like to purchase. They go out looking over the next couple of weekends and they look at a dozen properties and then they see the one, the home of their dreams. They can't wait to get back to the Agents office so they can write up an offer and get things moving. They get to the negotiation part of deal and they are overwhelmed because the sellers have trimmed $5000 from the original asking price. The young couple thinks they are getting the house of their dreams at a great price and accept the seller's final asking price. In most cases their completed contract starts a 10 day inspection period (although that is negotiable); however the couple has looked at the house and didn't see any problems of any kind so they decided to not pay the $250 for a Home Inspection although the Real Estate Agent explained to young couple of the importance and value of an Inspection. The Agent got them to sign a waiver on the Buyers Inspection Sellers Response and life was good for the young couple.

They moved in and after a couple of weeks they discovered a water stain on the living room ceiling. They run to the window and looked out and it was a beautiful sunny afternoon and their first thoughts were it was raining. The couple had no idea what to do so they started looking for and calling plumbers from the internet and yellow pages only to find out because it was a holiday they were hard to locate all the while the stain continued to grow and the drywall began to bulge. They located a plumber and summoned them on their way but he was a couple of hours away. The drywall ceiling continued to bulge until it just could not hold any more water. At last it burst and water fell from the ceiling, along with drywall and insulation, down into the living room onto their brand new LCD TV and caused several thousand dollars in water damage by the time the plumber got there to shut the water off. The poor couple was now faced with thousands of dollars in repairs because they did not know a few things that a Home Inspection would have found.
If the couple would have spent $250 on a Home Inspection they would have known a few things that could have saved them the thousands of dollars they now face with repairs and damages.
The first thing they would have known, is where the main shutoff valve was for the water so they could have limited their repair cost to the leak repair and the ceiling drywall repair which would have probably been a couple of hundred dollars.

The next and probably the most important part thing they would have know if they had an inspection, would have been that the house was plumbed with Polybutylene piping which is known for its many problems and there were thousands of lawsuits from homes that had the piping installed. There were rebates offered and assistance was given for people to re-pipe their homes because this piping had so many problems. The Home Inspector would have most likely caught that and informed the young couple of the piping and would have probably recommended that it be re-piped and they could have made a more informed decision on purchasing the house. If they still wanted the house, they could have renegotiated the price with the seller to have the re-piping done.

Now their $5000 off of the list price which the seller dropped during their negotiations is not looking so good because now they have the cost of the re-piping and repairs which far outweighs that.

That is just a small example of what would have been found in the Plumbing phase of the inspection and a full Home Inspection covers all phases of the construction process such as Electrical, Heating and Air Conditioning, Structural, Foundation, Roofing, Attic, Fireplaces, and so much more.

The survey response percentages were given only for the first three categories because they were so high and statistically meaningful. Items 4 through 10 were ranked significantly lower than the top three, and vary regionally.

Kitchen & Bath Remodel on a Tight Budget

If you're thinking of selling your house and it has older and outdated kitchen and bathrooms you're probably thinking thousands of dollars to remodel and upgrade.

There is a low cost alternative to replacing bathtubs, showers, counters, etc. by simply having them professionally refinished. We sold our house in 2007. It was built in the 70s I believe and each of the three bathrooms had different colored fixtures and tile. One was yellow, one was avocado, and the other was a funky brown and gold.

Types of Foundations - Home Repair Advice

When deciding on which type of foundation (basement, crawl space, or a slab) for your new home, there are many different factors to consider. In some parts of the country full basements will be the norm (most common in the north), while others will have slab foundations (most common in the south) and still others will have crawl spaces (most common in the central regions). Many people, because of local soil and groundwater conditions, often have only one or two options when it comes to house foundations. In certain places, constructing a full basement means blasting through solid rock. In other places, the ground water table may be lurking just a few feet below the surface limiting these folks to a simple slab on grade.

Keep in mind, that if you are planning a crawl space, and all of your neighbors have basements, your house may be more difficult to sell unless you are prepared to lower the price. This is simply a value/price perception issue since many people feel that having a full basement gives them more room even if it is used only for storage purposes. And of course, the potential is always there for someone to finish the basement and add extra living space at some time in the future.

The concrete slab choice is attractive to builders because of its relatively low cost. Excavation is kept to a minimum and the construction schedule can often be accelerated. The day after the slab is poured, wall framing can often begin. But slabs come with some negatives. Typically, plumbing drainage and water supply lines are buried beneath the slab. If something goes wrong or a leak develops, repairs can be costly. Heating or cooling ductwork buried underneath the slab (not recommended) can sometimes fill with water during wet seasons. Should this happen, fungus can form and spores might be blasted into the home each time the HVAC starts up. Thermal conduction issues are always present. Slabs poured in colder climates can conduct cold back into the house unless special precautions are taken when built. Homes built on slabs often offer little protection during tornadoes or hurricanes, unless a special masonry or concrete safe room is built within the house. These safe rooms can be designed as a large walk-in closet.

A crawl space foundation is a step or two above a slab foundation. Generally speaking, a footing needs to be poured and short foundation walls are built to support the home. Crawl space foundations allow you to install plumbing and HVAC systems so that they are accessible. The floor system over and the foundation walls inside of the crawl space almost always need to be insulated. A vapor barrier must be placed over the soil in the crawl space to control moisture, preferably one that is sealed at its seams & to the foundation walls. If this vapor barrier is missing, water vapor will readily travel up into the wood floor system and then into the house. This water vapor can cause severe mold problems. Homes built over crawl spaces offer minimal protection in severe weather unless you can install a floor access door in a closet that allows quick entry into the crawl space, assuming there is sufficient clearance.

As for basements, ask any homeowner who has a dry full height foundation and they will often tell you they would never be without one. The cost per square foot for this bonus space is often a fraction of what you pay for the living space stacked above it. If you do an actual cost analysis of a full height foundation versus a crawl space, you will find it costs very little to upgrade to the full foundation. Typically, full basements make a house more attractive to potential buyers.

A full foundation offers superb protection in the event of severe weather. It is not difficult to keep basements dry, even in extreme wet weather. The builder simply needs to install a proper drainage system around the perimeter and to apply a real waterproofing material such as synthetic rubber or liquid asphalt that has rubber additives. These materials can bridge small hairline cracks that might otherwise leak water. If you intend to finish off the basement space at a later date, be sure to install a true waterproofing material not the traditional hot asphalt damp-proofing spray.

Scalding Water From the Tap? Thermostatic Mixing Valve Can Help

It has happened to all of us, you turn on the hot water tap just to get a scalding flow of very hot water from the tap. The pain and sensitive skin that follows is the lowest level of injuries that are caused every year in the UK from overheated water, which in extreme cases leads to fatal injuries.

Last autumn the Health and Safety Executive issued new guidelines to care homes instructing them to install temper proof thermostatic mixing valves (TMV). This new set of guidelines came in the wake of another tragic fatal injury from scalding water.

Scottish Building Standards already include a requirement to install thermostatic mixing valves on all new property developments and major retrofit projects. The rest of the UK is not currently requiring this, but the Building Regulations body is reviewing this issue at the moment.

Regulations in the UK require storing hot water (such as inside your hot water cylinder) at between 60c and 65c to reduce the risk of Legionella. It is believed that the virus that causes the disease does not survive at these temperatures. However, water coming out at that temperature may cause scalding and must be mixed before coming in contact with the user.

Public buildings and communal hot water systems are predominantly in need of a TMV. This is due to the requirement of keeping the hot water at extremely high temperature all the way to the point of delivery to reduce the risk of Legionella.

Young children and old people are the most at risk from scalding water injuries. Hundreds of young children are admitted every year to hospitals in the UK with severe burns from hot baths. Their extra sensitive skin gets burned easily and they may be left with permanent scars. Similarly, older people may not feel the heat of the water fast enough or react fast enough to turn off the hot water tap, leading to severe burns. The same is true for mentally or physically impaired people that have slow response time and slow reactions to pain.

There are broadly two types of thermostatic mixing valves that are suitable for installation and certified:

TMV2 are thermostatic mixing valves that are designed for domestic premises but are suitable for most other circumstances. A risk assessment must be undertaken to confirm whether the premises are used by disabled or vulnerable people.

TMV3 valves are designed for higher performance to offer the maximum safety levels. TMV3 valves are required for all healthcare premises, or premises with disabled or vulnerable people (such as mentally or physically handicapped people).

According to manufacturers of thermostatic mixing valves, qualified plumbers are the only ones that should be allowed to install their kits. A professional plumber can easily install the kit between the cold and hot pipes to create the mixing action of the valve. The kits are normally fully assembled to provide all necessary components including tailpieces with isolation, a strainer and test points. When the installation is within a location with limited space, there are kits with a flexible connector and isolating filter valve.

Hotels in Bulgaria

There is quite a bit of difference between the hotel industry in Bulgaria and that in the U.S. Whereas the U.S. market is dominated by large chains such as Sheraton, Hilton, Days Inn, and numerous others, the work horse of Bulgaria's tourism industry is the small to medium-sized family owned and family-operated hotel. As of now, although some successful hotel owners are making investments in that direction, there are in fact no hotel chains. This is quite remarkable since Bulgaria is one of the most visited holiday destinations in Europe.

The lack of chains is sometimes a problem as tourists are not sure what to expect - different owners and managers have different ideas about what constitutes good service and facilities. Booking is more cumbersome as the tourist has to call the hotel, make a reservation and pay upon arrival as opposed to using a centralized booking system. However, the lack of uniformity also has an important charming side - there are hundreds of hotels and guest houses with very unique character. These are sometimes large old houses that have been renovated and converted into hotels. In addition to accommodation, the hotels also often feature small cozy restaurants where the owners try to be inventive with delicious local dishes. The terms of accommodation are flexible and the atmosphere is personal.

Finding Grants for Green Construction

When it comes to new construction techniques, grants are often a way to cut costs. Federal grants for green construction are plentiful with billions literally available.

A federal grant is an award of financial assistance from a Federal agency. It is intended to carry out a public purpose or support or stimulate a purpose that is authorized by a law of the United States. Federal grants can be found and applied for electronically. The site Grants.gov is the central clearing house for Federal Grants.

There are twenty six different agencies that offer over 1,000 grant programs. The grants that apply to green construction are mostly offered by the U.S. Department of Health and Human Services. The total amount of grants available exceeds $400 billion dollars. The grants offered by the feds fall into twenty one categories. The categories that have the most impact on green construction are Energy, Environmental Quality, and Health.

Most of the grants are directed toward specific geographical areas. Some of the major concerns of the grants include water quality improvement and the prevention of urban storm water runoff. Many of the grants are connected with the Leeds certification program. Leeds stands for Leadership in Energy and Environmental Design. It is a program that is run by the United States Green Building Council and it establishes green construction standards and awards certificates to those that maintain these standards.

Although there are federal grants available, it is on the state and local level that the large majority of grants can be found. The green movement is a grassroots type of thing that appears to be strongest at the local level. Environmental concerns are often very local, and the problems that have been caused by the neglect of the environment are local as well. The pollution of waterways is a good example of this. grant programs exist that are directed at the Great Lakes or at Puget Sound, for example. States that are bordering these waterways usually offers these grants. The idea of environmental impact areas has led to the localities that border or are inside the impact area being the best source of funds for projects that will address the problems.

Private foundations like the Kresage Foundation are among the best sources of green construction grants. The Kresage Foundation has been offering grants under their Green Building Initiative Program. It is specifically geared toward the area of planning and design. While it is true that State, local, and private foundations are the major sources of grants that can be considered pure green building, the federal government is also a source. Research is the key to finding a grant for your project, so take the time to explore the various options mentioned above.

Nothing Insulates Like Insulation - A Key Ingredient of A High Performance Home

In previous articles, we defined a High Performance Home and talked of the significance of energy saving windows and doors. Today we will explore insulation and its importance. As more evidence pours in to indicate the damage done by global warming, the need to build High Performance Homes becomes even greater.

First a definition from Wikipedia on the internet: Insulation resists the flow of heat. Heat is a form of energy - it always travels from hot to cold - flowing outward in winter and inward in summer. By reducing heat flow, a properly insulated home uses less energy in winter for heating and less in the summer for cooling. Here the operative term is properly insulated. There are several good products out there and they must be correctly installed to meet their potential.

Some of the different insulation materials common to our area (Texas) are: Fiberglass, Cellulose, Rockwool, and Foam. Exotics like earth berms, hay bales, used tires have yet to make their way into the mainstream of construction. For most applications they are not the best method to insulate your new home. For the insulation to function as it should, it needs to fill the voids in the wall cavity and provide coverage overhead as well.

Fiberglass may be installed stuffed into the wall cavity as a batt, either faced or unfaced. Imagine a thick blanket of spun glass fibers encapsulated in a paper bag that has a vapor retardant. Alternatively it could be that same thick blanket without the paper. Either way it is typically manually placed in the cavity by the installer, making sure to not crush the insulation, leaving it as fluffy as possible to maximize the dead air space that it contains. Another method of installing fiberglass is to blow it into the wall cavity with a glue to hold it together or placing a net over the studs in the wall to hold it in place until the wall receives sheetrock. Cellulose, made from recycled paper and treated with chemicals to retard burning and Rockwool made from fumed ceramic are similarly installed.

Foam is applied as a wet ingredient and expands to fill the cavity. It is interesting to watch the application as it looks as though the installer is spraying the wall cavity with paint and then it starts to grow several inches thick filling all cracks and voids in an extremely efficient manner. As you might guess it is my favorite type of insulation. Its only drawback is the cost which is considerably higher than the other types, but has impressive results and a quick payback due to lower utility bills.

The next consideration is how to insulate the area overhead. We can blow any of the above mentioned types of insulation on the top of the sheetrock that forms the ceiling. Or better yet, the latest method is to insulate the underside of the roof to make the entire attic space sealed from the environment and keeping the typically attic installed HVAC system in an insulated space. I have measured temperatures in the attic many times during the summer to try to get some idea of what is happening up there. The range during the hottest part of the day is around 160 degrees f. in an attic where the ceiling has been insulated. Surprisingly it is only 85f where the underside of the roof has been insulated. With a sealed attic space the HVAC systems just works better.

Now its time for the myth busting. Ventilating your attic will lower your utility bills, right? Wrong! You would need a ventilation hole big enough to fly a Cessna aircraft through to get any relief from the heat that builds up in the attic space. So why not just insulate the underside of the roof and make the entire attic cooler? I bet I get some emails on that one. And you can too. Just use the address below.
