Why Does Teak Wood Patio Furniture Have to be Expensive?

Do you know just how durable teak wood really is and what makes it that way? Have you ever thought about where it is harvested from and how long it has to grow before it can be harvested?

In researching this article, I could only go back in time about 600 years. That was the time frame when the Chinese Ming Dynasty had a pretty powerful fleet of ships called junk ships. These ships were built out of teak wood. These were huge, powerful sailing ships that could carry thousands of men and cargo for extended periods of time. The Teak wood used was said to have been buried for several years before the Chinese deemed it usable to build into one of these ships. The Chinese knew that teak wood could withstand the sun while out on the ocean. They also knew that teak wood would not shrink when exposed to the wind, the heat, the rain or the salty ocean water itself. These are some of the main reasons why boat and shipbuilders today still prefer to use teak wood when building ocean vessels. Because teak wood experiences such little shrinkage, it makes an excellent choice for the ships doors and cabinets.

Teak wood contains a very large percentage of silica (sand) and natural oils. It is also a very dense wood. Because of these characteristics, teak wood is the preferred wood for decking either on ships or at the home. Believe it or not, the silica content in teak wood actually helps to attain sure footing when used in the flooring of a ship. The oil content assures its durability. To maintain it, it just needs to be cleaned off periodically. The benefits do not end there. Because of the oil content, the silica, and the density of the wood, teak wood does not react with any metals that may come in contact with it. These are the same characteristics that have caused people around the world, and companies that operate resorts and retreats to invest in outdoor patio furniture made of teak wood.

Back to the article at hand. The Ming dynasty needed to tough ships for several reasons, one very important being that it wanted the word of Zen spread to all lands to the edge of the earth. It is being reported that indeed, the Chinese did just that. It was 600 years ago that the Chinese circumnavigated the earth, and they did so in ships made of Teak wood.

Teak wood takes approximately 50 to 60 years to grow to maturity. One reason for the cost is just that. It is a commodity that is heavy demand, but with a limited, recurring supply.

In early history, Britain was very interested to grow and produce this wood. The British quickly realized they did not need to grow Teak Wood as they could annex those countries where the Teak wood was grown and have a plentiful supply: India, Thailand and Burma. I am not saying this is why the British took over Asia and India, but it certainly helped to give reason. Myanmar (formerly Burma), which is just south of India, and Yangoon became the first places where teak was being harvested for British ships. Calcutta was set up as another British shipbuilding site. All of the British merchant ships built in Calcutta were built with Myanmar teak logs which were said to be the best at that time. Once the wood was depleted from India, teak logs were harvested from Thailand and Burma. The British needed many ships to be able to go on to conquer and take control of British colonies and the naval fleet was their primary means.

Teak forests were quickly being depleted. Teak was now the preferred wood used for building ships as we have previously explored. The wood was also impervious to wood rot and insects, like the mighty woodworm, (side note: The famous Ocean liner Queen Mary used no less than 1000 tons of teak when built). The British quickly realized the depletion of teak wood that was taking place and developed a re-forestation plan. They appointed a leader to head this new bureau and began replanting teak trees on what are now called teak plantations. A set of very strict laws were enacted regarding who can cut teak wood and who can purchase it. Once these laws were set in place, one needed to have permission from the British Government to be able to cut a teak tree down and or export it. Teak was also being used by the locals for furniture, posts for houses and paneling, (another side note: India is the third largest importer of teak wood today, behind China and Japan. As much as 80% of Indias timber consumption is teak). Teak wood is used in India today for local consumption; building homes, furniture, fencing, etc. It is the one wood that can withstand the monsoons, the blistering heat and the humidity. It is the wood that all other timber species are compared to.

Due to the large demand for teak wood today, many countries that now have government controlled plantations are reviewing the possible rotation (cutting down the teak wood trees) after 30 or 40 years. The consensus with this rotation is that the wood will not be inferior at that rate. However, there are some countries that are trying tree rotation after only 25 years. This would help their particular economy by turning out teak wood more frequently. The result of this shorter rotation cycle is timber that is smaller in diameter, color, and grain.

Because most teak wood today is grown on plantations, and the demand is growing at an estimated 10% per year, teak is still heavily regulated and is sold through the auction process. It is not very easy to get. There are still the regulatory permits that must be purchased and other expenses that go along with regulation. For example, once purchased, it is usually the purchasing companies responsibility to provide transportation if the teak wood is to be exported, and certain countries have regulations on how many logs can be exported. Currently, Java, Indonesia is the largest exporter of teak. There are several companies located in Java that will process and fashion the teak wood into furniture or planks for flooring or siding, and then export the finished items to countries around the world.

For those who like to invest, there are several plantations that have been started and are taking on investors right now. Many countries depend on teak wood exports for their financial stability. One country for example that has two main exports: Rice and Teak, where rice was the number one money generator recently has experienced a turnaround and teak became their number one export deriving most of their money. Upon learning this, several other countries are developing strategies and seeking locations where they can begin their own teak plantations.

Remember, because of the characteristics of teak wood, teak wood patio furniture will last about 75 years. This needs to be taken into consideration when making your purchases. When regular maintenance is performed (which means to clean it periodically) the true annual cost for your outdoor patio furniture really only comes out to about $133.00 per year (based on a $1000 investment).

Tissue Paper: New Life for Old Bottles and Bowls!

Finding exotic or unique accessory pieces for your rooms can be rather pricey. However, there is a cost effective way to add a dazzling touch to common objects like discarded wine bottles or garage sale bowls, using simple materials like tissue paper. Here are the basic supplies that you need:

Tissue Paper (solid or decorative)

Empty wine or fragrance bottles and bowls

White craft glue (or decoupage paste)

Water

Disposable plastic cup

Sponge Brush

Plastic knife or wooden stirrer

Disposable gloves

Polyurethane or Crystal Clear Gloss Spray

While looking through flea markets or garage sales, you may run across some uniquely shaped glass objects that have hidden potential, regardless of their condition. Unless they are vintage pieces, these objects will probably cost around fifty cents to one dollar. Use the following easy steps to begin your conversion:

1. Thoroughly clean your bottles or bowls.

2. Since this project is rather messy, put on your disposable gloves. Mix one part water with one part white glue paste in a disposable cup and stir. You can use decoupage paste if you prefer.

3. Randomly tear strips or pieces of tissue paper and dip it into your paste. Dont over saturate your tissue paper, because due to its texture, it will easily tear and clump. An alternative application is to first brush on a coat of paste on your bottle or bowl, then lay strips or overlay large pieces of tissue paper on it. Next, brush on another coat of your paste over those strips. This application is similar to the technique used for Paper Mache.

4. Flip your object over, once its completely dry and apply your tissue paper underneath to give it a finished look.

5. After your objects are dry, apply a light coat of polyurethane, or spray on a coat of clear gloss and allow to dry thoroughly.

This project is very inexpensive, especially when you use free objects. The tissue paper and glue can be purchased at your local craft store or places that sell everything for one dollar. This project will not cost more than five dollars, unless you want to paste beads or other embellishments on your objects. You can arrange your finished accessories in a vignette on top of a table, dresser, buffet or in the corner of a counter top in your kitchen. Use your imagination and have fun with this project!

You have glass in the windows of your home and your car, you use glassware for drinks and you have glass table tops. So, why not a glass sink? Glass sinks are made of tempered glass. This is glass that has been heated to just below the melting point and then cooled at a very rapid pace to make it much stronger and more durable than regular glass. Normal everyday items that you use in a bathroom, such as toothbrushes, hairbrushes, and toothpaste, etc., will not cause the glass to break if you drop them into the sink. You need to be careful when filling the sink with water, however. If the glass is really cold, then you should not run hot water into it until the glass has warmed up a bit. You can easily do this by gradually increasing the temperature of the water.

Cleaning a glass sink is actually a lot easier than cleaning one made of acrylic or stainless steel. You can use glass cleaner for cleaning the sink, just as you do for cleaning your windows. If you do have stubborn stains that will not come off easily, vinegar works well in taking these off.

You should not use any abrasive scouring pads or cleaners on a glass sink but you can still use them on bathroom vanities or regular sinks if you need to. When cleaning, you should avoid placing any extra pressure on the rim because this is the most vulnerable part of the sink. Wipe the sink out after each use to prevent any water spots from causing stains on the glass to make your cleaning chore a lot easier.

If you have any plumbing skills, you can easily install a glass sink either as an insert into the bath vanity countertop or as a freestanding vessel sink that rests on the top. Take care when you are fitting the plumbing fixtures to the drain hole in the bottom of the sink. If you tighten them too much this can cause the glass to crack. Once there is a chip or a crack in the glass, you cannot repair it. It must be replaced.

New Home Buyers Beware

Ican't believe how many homebuyers purchase a house, with very little information and a Lotta hope. I'm a general contractor and often work on these homes, after they have been purchased and a homeowner has their money, the real estate professional is no longer involved in the transaction and the new homeowner is starting to experience the pitfalls from buying the home, that they sincerely believe was in good condition.

It's usually somebody like me that gets involved with the new homeowners after everyone else is out of the picture and chooses not to return their phone calls or explains to them quite simply, it's not our responsibility, you're the new homeowner and we really feel sorry for you, please call us again if we can help you with anything.

You couldn't even help me with that, why would I want to call you again if I had a problem. I never could understand this thinking but have ran into it often. It sounds like an oxymoron when someone refuses to help you but offers you help in the future. What ever!!!.

If homebuyers had something else to rely on besides their real estate salesperson, home inspection service, mortgage or insurance professional, I believe they can eliminate some of these problems. Where do you start and how do you get the information. You can gather information from reputable people, books, the Internet and so on.

The problem is how do you know these people are reputable and the books on the Internet have good information. This brings us to another problem, but I've got the solution that will help eliminate some of the grief. I'm not going to remove all of the grief from your life but have a suggestion for you that will eliminate some of the pain when buying a home.

Arm yourself with a good home inspection checklist. You can search the Internet and they have quite a few good home inspection checklist to work with. These checklist can provide you with things you might not have thought of, and this is where you can eliminate some of the problems.

If you took one of these checklists with you while you were shopping for a home, you would be aware of some of the problems with the home. You might not find all of the problems but these checklist will help you with some of the problems.

There is quite a bit of difference between the hotel industry in Bulgaria and that in the U.S. Whereas the U.S. market is dominated by large chains such as Sheraton, Hilton, Days Inn, and numerous others, the work horse of Bulgaria's tourism industry is the small to medium-sized family owned and family-operated hotel. As of now, although some successful hotel owners are making investments in that direction, there are in fact no hotel chains. This is quite remarkable since Bulgaria is one of the most visited holiday destinations in Europe.

The lack of chains is sometimes a problem as tourists are not sure what to expect - different owners and managers have different ideas about what constitutes good service and facilities. Booking is more cumbersome as the tourist has to call the hotel, make a reservation and pay upon arrival as opposed to using a centralized booking system. You can simply type the words real estate or homebuying into any search engine on the World Wide Web and you will come up with hundreds, maybe even thousands of websites that are extremely helpful and full of great information. Like the one you're on right now.

Finding homes with the internet, combined with a skilled real estate salesperson, provides you with the most effective technology available today. Most websites start out, having you select a state you would like to search in and then, select a city, with your price range.

By answering their questions, this narrows the search down to all of the homes available in the area. The internet has made home shopping very simple. When reality it's a two-bedroom house with an extra closet for the third bedroom and the ocean is 45 miles away, but you can see it on a clear day if you actually climb to the top of the largest tree on the property.

Take your time when searching for your dream home and don't let any one push you into making a decision if you're not ready. If you find your real estate professional a little too aggressive or pushy, get out of your contract, if you've signed one and find another, more helpful real estate salesperson to help you with your home purchase.

Mistakes in New Kitchen Design

Every designer and contractor experiences them, a kitchen that they wish would just go away. One small mistake snowballs into a full blown catastrophe, leaving everyone involved yelling at everyone else or maybe only speaking through lawyers. But most of the mistakes that cause such disasters are completely preventable. What follows in this two part article are some mistakes we've seen that you'd do well to avoid.

Cabinet Glazing

This is a process subject to varying results, and not everyone understands that. Basically what happens is this: cabinet manufacturers wipe an already stained door with a darker color paint, filling in all the cracks and crevices. Then they wipe this off, leaving the paint in the gaps and low spots. Sometimes, depending on how heavy the wiping hand was, there are traces of the paint left on the flat parts and each door or cabinet ends up being unique. Even though a set will consist of all the same colors, each cabinet will look a little different from the others. Some people don't understand this. Nowadays cabinet manufacturers make customers and designers sign a disclaimer stating that they understand things will look a little different than the door sample they saw.

Accurate Floor Plan Measurements

It is imperative that these are spot on. Many projects crash and burn because whoever took the measurements was just "pretty close." If measurements are underestimated, things may be ok; there are always filler strips. But if the designer thinks he's working with 6'-3" and there is really only 6'-1 1/2" available, there may be a problem. A workaround might be one smaller cabinet and a filler strip. Replacing a lazy susan corner cabinet farther up the line with a blind corner cabinet, and bumping it out the correct difference, is another idea. It all depends on how creative the designer is with the space kitchen area, and what sort of changes the homeowner can live with.

Remember the Ceiling

Utility cabinets are usually available in 84", 90", and 96". If someone has an 86" ceiling, they're all set, right? Not necessarily. How are they going to tip it into place? More than one screaming match has started over the best way to fit such a monster in a low ceilinged room. Is there another room with higher ceilings you can tip it up in? From there, it might be carried upright to the final resting place somehow, provided there are no low doorways on the way. Some manufacturers let you ship the toe space loose, effectively making it a 91 1/2" (in the case of a 96") cabinets. Once in place you can slip blocks underneath the cabinet up to attach the toe space and toe kick.

So far, I've shown you three problems that can lead to disasters in new kitchens and kitchen remodeling projects. While there are workarounds for each problem, it's best not having them in the first place. Stay tuned for Part II.

What Ever Happened to My Favorite Little Boutique Resort?

We have all taken vacations and stayed at marvelous independently owned boutique resorts and bed and breakfasts. We marvel at their attention to detail, their value, their friendliness, and the hard work and long hours the owners put in to make us happy. Many of us have probably said because of a good experience, "I would love to open a bed and breakfast or small resort someday."

This year more than ever, small independent resorts and B & B's need your vacation dollars. Not only have they always had to compete against the large impersonal chain hotels and motels while having a fraction of their advertising and marketing budgets, but they have always had much higher operating expenses because of the great amenities they have for their guests compared to chains.

This is not the year to decide to cut back on vacationing at your favorite boutique resort or B & B as they may not be around next year.

We have all called to make reservations at a favorite place, only to sadly find out it went out of business and thought, "that was such a nice little resort, we have such wonderful memories there, I wonder why it went out of business." They went out of business because people stayed at chain hotels on their vacations.

Many people don't appreciate small businesses in America. It is like what happened with the "Wal-Marting" of America. Wal-Mart moved into small towns, people start shopping at them. All of a sudden their neighbors who owned small businesses went out of business. Downtowns declined, property values went down, Wal-Mart got rich and people said, "what happened to our town?" Every time they shopped at Wal-Mart, they were responsible for the decline in their own towns.

The same is true with small resorts. Everyone loves staying at them. But, this year, the year of the staycation may drive your favorite small resort out of business and you will have no one to blame but yourself. Small resorts need your help more than ever. They need for you to get relaxed and pampered at them. They need for you to forgo vacations overseas. Stay in the US and support fellow Americans with your vacation dollars.

And don't just go on weekends. Everyone wants to go to a boutique resort on a weekend. For instance nice small resorts turn away hundreds of guests wanting to stay with them on Valentine's Day because they are full. Go before Valentine's Day. Go midweek. Go off season on vacation. That is how you will help small resorts and B & B's.

Faucet leaks can waste more water than you think. Have you ever put a cup or bowl underneath a leaky faucet and actually seen how much water is wasted. Leaky faucets should be repaired as soon as possible to prevent the waste of water in your home. Water is a precious resource and should be used wisely.

One slow drip from the faucet can waste over 5 gallons of water per day. If you think that's not a big deal, let me put it in perspective for you. 5 gallons of water per day equals 35 gallons per week, times 52 weeks in a year, that equals over 1800 gallons of water, and that's a lot of water.

The problem with a faucet leak isn't just the amount of water it waste, it will soon start to deteriorate your sinks, bathtubs and showers and could damage other sections of the home, like the wood framing. I've seen a water drip in a steel kitchen sink, in just a few years, wear a hole right through it. Keep in mind water and wind formed the Grand Canyon, water can be extremely erosive.

Most faucets can usually be repaired for under $20. Most of the time the problem will be in the valves or handles that turn the water on and on. Usually the manufacturer has a diagram of the faucet, broken down into sections and you could get a pretty good idea, what parts you will need to remove, in order to replace the damaged part or parts that are creating the water leak.

Calling a plumber seems to be most homeowners last resort. They only do it if they absolutely have to. So you want to make big money making a living as a contractor in the state of California. Well now I bet you have seen contractors on TV or maybe you know someone who is a contractor. You see these men and women playing the part as Mr. or Mrs. Money bags. If you have the slightest thought that becoming a contractor will provide you with a life of riches think again.

Most contractors that I know and have worked with over the years don't think of there jobs as easy. They have to work everyday and a lot into the night doing estimates or meeting with potential clients because they are to busy during the day. The life of most contractors in the beginning will be difficult to say the least. But if successful you will make a great living for yourself and your family.

Especially the current economic business cycles that we seem to go through over the years. If you don't have the money to advertise or carry a payroll. Your business is going to suffer during the bad times. Sure there is credit and bank loans but you still have to pay that money back. IF you can't save your money stash some away for advertising.

Build New Or Remodel?

There are three possible scenarios involved in that question:

1. Stay where you are and renovate

2. Move to an existing house and renovate

3. Build a new house for you to move into

There are numerous considerations, not the least of which is how you feel about your existing location. That word - LOCATION - should be your primary focus. Do you prefer to remain where you are, or not? Is staying where you are an option, or are you forced to relocate due to a job change, or other issues?

If you wish to stay where you are, there's no reason to read this article. Remodeling and/or expanding the place where you now live is the least expensive alternative - by far.
Your aggravation levels will increase during the construction, but they will do that with either of the other choices as well. If it gets to be too much, you can move to a motel for 2 months, eat dinner out every night, and still come out cheaper than either option 2 or option 3. If you want to be in your present home, case closed.

So let's assume you have to move, and we'll concentrate on option 2 vs. option 3. There are two important aspects of this topic which apply to both.
In both cases you have to research the property with the building department to make sure you will be able to do what you wish. Verify zoning, lot size restrictions, and access to utilities.
You will have unknown costs (moving, insurance, taxes, financing costs, etc.) in either case.

Advantages of remodeling an existing house:
Fewer hidden (or unknown) costs. New homes often have impact fees, ground preparation fees, and higher permit fees than those imposed for remodeling.
Hard construction costs will be less (usually, but not always).
You can move into the house much sooner. If you have to leave your existing home quickly, you may not have the ability to wait for a new home to be built.

Advantages of building new:
Unrestricted design potential, allowing you to end up with a more modern, better insulated home, with better traffic flow than you would have in an older building. Also, older homes have less closet/storage space than new ones.
Your long term energy costs will be lower because all of your equipment will be running more efficiently.
Less disruption to family routine. While construction is happening, you're still living in your present house. Then you move into a finished product (possibly with some decorative items to complete).

I'm sure you noticed that I haven't listed costs in either list. The determining factor is going to be the extent of the renovation to the existing building. Depending upon the condition of the house, age, building codes and other factors, it can actually be more costly to remodel than to build new.

In either case, allow an extra 20% in your budget over and above any quoted costs you've obtained. 10% is for upgrades that you decide upon after initial pricing. The other 10% is for the rising costs of material and labor. If the price of oil goes through the roof again, 10% might not be enough.

If the older home was built between 1950 and 1978, there might be issues having to do with asbestos and lead paint. Make sure you get a professional inspection performed. You may also be required to bring the plumbing and electrical systems up to date.

In conclusion, renovating a home might be very rewarding, as well as the cheaper alternative. However, you have to do your homework before making the commitment, in order to insure that you're not stepping into a money pit. Every situation is different. Dangers Using Wood Stair Cleats - New Stair Construction

I would imagine most people don't even know what it wood stair cleat is, in construction we have so many words that describe the same thing. A stair cleat is another word for a thread bracket. In other words it's the part of the stairway that connects the stair stringer to the stair step. These have been used for years and over time, most of them will develop the same problem.

Most wood stair cleats loosened up and create a safety hazard. If the stairs are located outside in extreme weather conditions, for example, if it rains or snows a lot, extremely humid humid weather, or extremely hot and dry temperatures, your staircase might not last that long, if it is or isn't maintained properly. It's not a bad idea to use steel or concrete for stairways in these climates.

If you're ever walking up a set of stairs with wood cleats and the stair steps feel a little loose or wiggly, make sure you examined the stair cleats for safety. It's not uncommon for someone to be walking up or down a set of wood stairs and having the stair step or tread giveaway because the wood cleats has loosened.

If the wood stair cleats are nailed to the stair stringer, the nails can loosen up, causing it to become loose, as you walk up and down the stairs applying pressure to the stair cleat, this will create movement in between the stair step and the stair stringer. This could cause the cleat to crack, break and separate the connection between the stair step in the stair stringer.

I would suggest using metal brackets instead of wood cleats. The metal brackets will not crack or disintegrate like some wood cleats. Stair building brackets of course can loosen up and should be maintained regularly.

If you decide to use wood stair cleats, I would suggest using screws instead of nails and drilling holes in the wood stair cleats, most of the time this will prevent cracking the cleat. Try to use a thicker material for the stair cleat, for example using a 2 x 4 with lag screws and washers would be better than using a 1 x 4 with nails.

Many of these more rural hotels have stables on their grounds, providing visitors with the opportunity to ride horses or even camels throughout the sand dunes of the Inland Sea. These accommodations are far enough away from mainstream civilization to offer a fair deal of privacy as well, espoused by the number of private villas for rent and the beach houses scattered along the little coves of the Persian Gulf.

If you're staying in Qatar, there are a vast number of places to choose from when trying to pick where to stay. A good rule of thumb is that pricing is a relatively good indication of quality and features offered by the hotel, thanks to the regulation and oversight of the QTA. Places further outside of the big cities generally offer discounted rates because of lack of access to the mass transit of Doha.
